Why FSBO sellers get an appraisal

The biggest risk in a for-sale-by-owner sale is the price. Too high and the house sits; too low and you leave money behind. An appraisal tells you what comparable homes near you have actually sold for, adjusted for your home’s size, condition and features.

It also helps once a buyer shows up. If their lender orders its own appraisal, you already know roughly where the value should land, and you have a report to point to if the numbers are far apart.

Buying a house without a realtor

If you are buying from a friend, relative or an owner who listed the house themselves, nobody in the deal is looking out for the price. An appraisal before you sign protects you, especially on a cash purchase where no lender will check the value for you.

What you get

A full interior and exterior inspection, a search of recent comparable sales, and a signed report written to the Uniform Standards of Professional Appraisal Practice (USPAP). It is an independent opinion: I have no stake in the sale and do not sell real estate.

Where I do FSBO appraisals

Jacksonville, St. Augustine, Ponte Vedra, Orange Park, Fernandina Beach, Palm Coast, Palatka and Macclenny, plus Broward and Palm Beach counties. See the full service area below.

Questions

Should I get an appraisal before selling my house?

If you are selling without an agent, yes, it is the most reliable way to set an asking price. With an agent it is optional, but it can settle a disagreement about price or help with an unusual home that has few comparable sales.

Will the buyer’s lender accept my appraisal?

Usually not. A lender orders its own appraisal through its own process. Your appraisal is for setting the price and negotiating with confidence.

Is an appraisal different from a Zillow estimate?

Yes. Online estimates come from an algorithm that has never seen your house. An appraiser inspects the home and picks comparable sales by hand.
